Termites. Vendors are now required to certify that
the property is free of termites.
Flash Floods. Think twice about living near rivers.
With the coming of Climate Change many have flooded since
the 1990's. Make a point of noting the highest known flood
(sometimes marked by a line carved on the local church, at
in Limoux)
Forest Fires. The region gets hot and dry in summer
and forest fires are common, so make a point of finding a
house with a decent clearance from the nearest forest, especially
if it is a pine frrest.
Earthquakes. The Pyrenees
are still evolving as techtonic plate movements continue.
The Languedoc-Roussillon
is near enough to be affected, and in areas in the South there
is a small but real risk of earthquakes. One occured just
a few years ago, its epicentre near St-Paul des Fenouilledès
in the Roussillon.
Since extensive flooding in the 1990s the authorities have
set up an "Observatoire" to monitor local risks,
not only flooding but other risks such as Earthquakes (siesmism),
